DakotaBuilt Services

Property and facility work, quoted in writing and documented when it's done

Seven services for homes, rentals, commercial buildings and facilities across the Sioux Falls area. Every job starts with a written estimate and ends with notes and photos — and anything that needs a licensed trade is called out, not quietly attempted.

How it works

How every job works

The same four steps, whatever the service.
  1. 01

    Request service

Tell us what you need and where. Photos help. There's no obligation.

  2. 02

    Scope & estimate

We confirm the scope — on site or from photos — and send a written estimate listing what's included and excluded.

  3. 03

    Approve & schedule

Nothing is scheduled or billed until you approve the estimate. Then we book the work.

  4. 04

    Work & record

The work is done and documented with notes and photos. Issues we notice are listed for your decision.

Scope

Who does what

Clear lines make the work go well. DakotaBuilt does the general work and keeps the record; licensed trades handle regulated work; you approve every decision.

DakotaBuilt does

  • Performing the general maintenance, cleaning and clear-out work you approve
  • Completing checklists and recording what we observe, with photos
  • Listing issues we notice, with a recommended next step for each
  • Keeping service history and upcoming due dates for your properties
  • Telling you plainly when something needs a licensed trade or another professional

You decide

  • Approving every estimate before work is scheduled
  • Deciding how to address issues we report
  • Providing access and any site rules we need to follow
  • Remaining responsible for your property's legal and regulatory obligations

Licensed providers handle

  • Electrical, plumbing, gas, HVAC and fire-protection work
  • Required inspections and certifications
  • Structural, roofing and hazardous-material work

DakotaBuilt provides general property services and documentation. We are not a licensed inspection, engineering or legal firm, we don't perform licensed trade work, and our checklists and reports record observations — they don't certify that a property meets any code or regulation.

Ways to work together

One job, a recurring plan, or the records behind both

Every engagement is quoted in writing after we understand the property and the scope. Recurring plans list exactly what's included — extra work is always quoted separately.
  • Quoted after review

    One-time jobs

A defined piece of work — a unit turnover, a seasonal cleanup, an exterior cleaning, a clear-out — quoted in writing before it starts.

Best for: A specific need with a clear finish line.

    • Site visit or photo review to confirm scope
    • Written estimate listing included and excluded work
    • Completion notes and photos when the job is done
    • Any issues found recorded for your decision
    Request Service
  • Quoted after review

    Recurring maintenance plans

Scheduled visits — monthly, quarterly or seasonal — with a fixed list of included tasks and a written record of every visit.

Best for: Landlords, property managers and facilities that want upkeep handled on a schedule.

    • Agreed frequency and task list, in writing
    • Walkthrough checklist completed at each visit
    • Issues documented with photos and a recommended next step
    • Extra work quoted separately — never assumed

  • Quoted after review

    Compliance documentation

Checklists, maintenance logs, issue tracking and reports that keep a clear record of each property's condition and the work done on it.

Best for: Owners and managers who need organized records for lenders, insurers, tenants or their own peace of mind.

    • Property or facility checklist set up from a standard template
    • Issue and corrective-action log
    • Maintenance due dates and service history
    • Printable reports that state what was observed — and what wasn't

Not sure which service you need?

Describe the property and what's going on. We'll tell you what we can handle, what needs someone else, and what it would cost — in writing.
