Industrial & warehouse facility support

An extra set of hands for the facility work that keeps slipping

Facility teams are stretched between production, shipping and upkeep. DakotaBuilt takes on scheduled walkthroughs, light maintenance and cleanup that doesn't need a licensed trade — and documents what we find, so you know what's open and what's been addressed.

Commercial

Documented walkthroughs, light maintenance, cleanup and issue tracking for warehouses, shops and flex buildings.

Who it's for

Built for

  • Warehouse and distribution operators
  • Light manufacturing and shop facilities
  • Owners and managers of flex and industrial buildings
  • Facility managers who need recurring help without a new hire

Problems it addresses

  • Small items pile up

Damaged dock bumpers, burned-out exterior lights and debris in the yard are each minor — together they add up.

  • Nobody owns the walkthrough

Routine facility walkthroughs get pushed aside when operations are busy, and issues go unreported.

  • Open issues aren't tracked

Without a list of what's open, who's assigned and what was fixed, the same issues get rediscovered.

Scope

What's included — and what isn't

Typical scope. Your written estimate confirms exactly what's included for your property.

Included

  • Scheduled facility walkthroughs using a written checklist
  • Issue log with photos, priority and recommended next step
  • Light maintenance: hardware, signage, touch-up paint, minor patching

  • Pallet, packaging and debris removal (non-hazardous)
  • Replacing light bulbs and tubes that are reachable from a ladder

Not included

  • Electrical, plumbing, HVAC, gas and fire-protection work
  • Forklift, pallet racking, crane and dock-equipment inspections or repairs
  • Hazardous materials, chemical spills and confined-space entry
  • Roof work and work at heights beyond ladders
  • Process equipment maintenance

How it works

How facility support works

  1. 01

    Tour

We walk the facility with your contact, agree on areas and safety rules, and note what you'd like covered.

  2. 02

    Estimate

A written estimate lists the tasks, frequency, safety requirements and what's excluded.

  3. 03

    Work

Visits follow your site's safety rules. New issues are logged and assigned — not fixed without your approval.

  4. 04

    Document

You receive completion notes and photos. Anything we noticed but didn't fix is listed separately for your decision.

Safety & licensing limits

  • DakotaBuilt doesn't perform regulated inspections of equipment, racking, fire-protection or life-safety systems. Those belong to qualified providers.
  • Our walkthrough records visible conditions on the day. It isn't a safety audit or an OSHA compliance assessment.
  • We follow your site's safety rules and won't work in areas that require training or permits we don't hold.

DakotaBuilt provides general property services and documentation. We are not a licensed inspection, engineering or legal firm, we don't perform licensed trade work, and our checklists and reports record observations — they don't certify that a property meets any code or regulation.

FAQ

Facility Support: common questions

Can you replace part of a maintenance hire?

For some facilities, a recurring visit covers the routine upkeep and walkthroughs that would otherwise go undone. We'll be clear about what's outside our scope so you can plan for it.

Do you work around shifts?

Yes. Tell us your hours and busy periods, and visits will be scheduled to avoid them where possible.

Will we get the issue list?

Yes. Every visit ends with the checklist results and an updated list of open issues, including who each one is assigned to.

Where it's available
