Rental turnover & make-ready

Units turned over, documented and ready to show

Between tenants, every day a unit sits empty costs rent. DakotaBuilt handles the turnover work that doesn't need a licensed trade — cleaning, patching, painting, small repairs and trash-out — and records the unit's condition with a checklist and photos before and after.

Residential & commercial

Move-out condition checklist, cleaning, patch and paint, minor repairs and trash-out — with before-and-after photos for your records.

Who it's for

Built for

  • Independent landlords with a few units
  • Property managers handling scattered-site rentals
  • Small multifamily and duplex owners
  • Owners of commercial suites between tenants

Problems it addresses

  • Turnovers stall between trades

Cleaning, paint and small repairs are often scheduled separately, so a unit waits on whoever is slowest.

  • Condition disputes without evidence

Without dated photos and a checklist, it's hard to show what was damaged at move-out and what was normal wear.

  • Small issues get missed

A loose railing or a slow drain noticed at turnover is easy to fix — and easy to forget if nobody writes it down.

Scope

What's included — and what isn't

Typical scope. Your written estimate confirms exactly what's included for your property.

Included

  • Move-out condition checklist with dated photos
  • General cleaning of the unit, fixtures and appliances
  • Drywall patching, caulking and interior touch-up painting
  • Minor repairs: door and cabinet hardware, blinds, adjustments, replacement of like-for-like non-electrical fixtures
  • Trash-out and removal of items left behind
  • Smoke alarm presence check and battery replacement where battery-powered
  • Ready-to-rent checklist and photos when the work is done

Not included

  • Electrical, plumbing, gas and HVAC work
  • Flooring installation and full repaints (quoted separately when offered)
  • Pest control, mold remediation and biohazard cleanup
  • Work involving suspected asbestos or lead paint disturbance
  • Appliance repair

How it works

How rental turnover works

  1. 01

    Walk the unit

We complete a move-out checklist with photos and list what the unit needs, in order of priority.

  2. 02

    Estimate

You get a written estimate: what's included, what's excluded, and what needs a licensed trade.

  3. 03

    Turn it

Approved work is completed. Anything new we find is added to the list for your approval — not done and billed.

  4. 04

    Document

You receive completion notes and photos. Anything we noticed but didn't fix is listed separately for your decision.

Getting an estimate

What we'll need from you

  • Unit address and size (bedrooms / square feet)
  • Move-out date and target ready date
  • Photos of the unit, if available
  • Access arrangements (lockbox, key pickup, on-site contact)
  • Anything you already know needs fixing

Safety & licensing limits

  • DakotaBuilt performs general, non-licensed turnover work. Electrical, plumbing, gas and HVAC work must be done by an appropriately licensed provider.
  • Our condition checklist records what we observed. It is not a home inspection, and it isn't legal advice about deposits or tenant disputes.
  • In homes built before 1978, painting or sanding that disturbs existing paint can involve lead-safe work rules. We'll confirm the approach with you before any such work is scheduled.

DakotaBuilt provides general property services and documentation. We are not a licensed inspection, engineering or legal firm, we don't perform licensed trade work, and our checklists and reports record observations — they don't certify that a property meets any code or regulation.

FAQ

Rental Turnover: common questions

How fast can a unit be turned?

It depends on the unit's condition and the scope you approve. Your estimate includes a proposed schedule, and we'll tell you up front if something — like a licensed repair — is likely to set the timeline.

Do you keep the photos?

You receive the checklist and photos with your completion notes, so you have them for your own records. We keep a copy with the job record too.

Can you handle multiple units at once?

Yes. Tell us the units and dates involved, and the estimate will lay out the order and timing for each.
