Seasonal property maintenance

Get properties ready for South Dakota winters — and back out of them

Freeze-thaw cycles, spring runoff and fall leaves are hard on buildings. DakotaBuilt's seasonal visits combine routine upkeep with a documented walkthrough, so small problems are written down before the weather turns them into big ones.

Residential & commercial

Spring and fall upkeep with a documented walkthrough: debris and gutter cleanup, exterior checks, and a written list of anything that needs attention.

Who it's for

Built for

  • Landlords and rental property owners
  • Owners of small commercial buildings
  • Property managers with several sites
  • Owners who are away for part of the year

Problems it addresses

  • Fall prep gets skipped

Clogged gutters, exposed hose bibs and blocked downspouts are easy to fix in October and expensive to deal with in February.

  • No record of condition

Without a dated walkthrough each season, it's hard to tell when a crack, leak or loose railing first appeared.

  • Several properties, several schedules

Keeping track of which property had which seasonal work done — and when — gets harder with every building added.

Scope

What's included — and what isn't

Typical scope. Your written estimate confirms exactly what's included for your property.

Included

  • Seasonal walkthrough checklist with photos
  • Gutter and downspout cleaning on single-story and ladder-safe roof edges
  • Leaf, branch and debris cleanup and removal
  • Exterior hose bib shut-off and draining where accessible, and spring restart
  • Check of exterior lighting, doors, railings, steps and walkways for visible issues
  • Replacing furnace filters and smoke alarm batteries on request
  • Written list of issues found, with a recommended next step for each

Not included

  • Snow plowing and ice management (not currently offered)
  • Roof repairs and work on steep or multi-story roofs
  • Tree trimming beyond small branches, and tree removal
  • Irrigation system winterization requiring compressed air or backflow testing
  • Furnace, boiler or HVAC service

How it works

How seasonal maintenance works

  1. 01

    Plan the season

We agree on which properties, which tasks and roughly when — before the first freeze or after the thaw.

  2. 02

    Estimate

A written estimate lists each property's tasks, what's excluded, and whether it's a one-time visit or a recurring plan.

  3. 03

    Visit

We complete the work and the walkthrough checklist at each property, with photos of anything worth noting.

  4. 04

    Document

You receive completion notes and photos. Anything we noticed but didn't fix is listed separately for your decision.

Getting an estimate

What we'll need from you

  • Property addresses and type (house, duplex, small commercial)
  • Number of stories and rough gutter length
  • Which season(s) and tasks you're interested in
  • Access details and any gate codes or keys
  • Photos of the exterior, if handy

Safety & licensing limits

  • We work from the ground and from ladders only where it's safe to do so. Steep, high or icy roof edges are excluded.
  • The walkthrough records visible conditions on the day of the visit. It isn't a roof, structural or home inspection.
  • Snow and ice removal aren't currently offered. We'll tell you if that changes.

DakotaBuilt provides general property services and documentation. We are not a licensed inspection, engineering or legal firm, we don't perform licensed trade work, and our checklists and reports record observations — they don't certify that a property meets any code or regulation.

FAQ

Seasonal Maintenance: common questions

Is this a one-time visit or a contract?

Either. Some owners book a single fall visit; others prefer a recurring spring-and-fall plan with the same checklist each time. Recurring plans list exactly which tasks are included.

What happens when you find a problem?

It goes on the issue list with a photo and a recommended next step. If it's something we can fix, we'll quote it. If it needs a licensed trade, we'll say so.
